Foreclosures in the Naples area have been cut in half from August 2010 to August 2011. There are more short sales, however. Lenders are working with the seller more often now than in years past, allowing sellers to avoid foreclosure. The rapid reduction of distressed properties will help stabilize the Naples market.
The good news for homeowners in Naples/Bonita Springs? In most sectors of the Real Estate market, there is less than a 1 year supply of homes and condos. (Less than 1 year in single family homes and inventory of low-mid rise condos). These positive reports are lost amongst the sluggish Real Estate markets elsewhere in the Country. Some frustrated buyers who perceive they can’t “steal” a property; take their ball and go home. The more astute buyer realizes that if they purchase a property at 7-12% off listing price, in a few years they may look like a genius.
Real Estate is on the rebound, and we’re not the only ones who think so. An article just out this morning by RISMedia highlights information from several sectors, and shows that while not many markets are fully rebounding, there is evidence that values will no longer fall as rapidly or as far as in recent years. With new construction starts surging (see the article from September) and a cautious upswing in consumer confidence, this could be the start of a strong come back. And as Bloomberg Businessweek states: …”the biggest increase in home value is in Florida“…
An article posted Tuesday by Inman News heralds Friday as the best day to list your home for sale; based on research done by Redfin, a Seattle based brokerage. In data analyzed, homes listed on Friday’s were 12% more likely to sell within 90 days, for 94.4% of the list price. Despite the lack of snowbirds, and the miserable economic drumbeat; properties are still being shown. One of our listings was shown four times last week! It shows that perceived value will drive showings. If your home is currently on the market, and you aren’t experiencing the amount of showings you would like, consider making a price adjustment.
A post in the Wall Street Journal’s Real Estate section speculates that mortgage rates may fall below 4% soon. The struggling housing market continues to bumble along, with the would be purchaser’s constricted by tight lending restrictions and loan limits. Lower rates could help bolster urgency and help buyers who’ve been on the fence, make a move.
